How much does it really cost to have a home inspected in Wyoming?
Are you considering having a home inspection performed on a home that you are considering purchasing or selling and wondering how much an inspection costs? Inspection fees may vary between inspection companies, but in this article we break down our fees as of 2025.
What Factors Affect Inspection Fees?
There are a number of factors that affect home inspection fees. At a macro level, some regions of the country tend to have inspection fees that are higher or lower than average. This has to do with market supply and demand as well as state or local regulations and local business costs.
We determine our inspection fees (both residential and commercial) by considering several details about the property. Some of these considerations include:
- Square footage (larger homes take longer to inspect)
- Age of the home (older homes usually take longer to inspect)
- Features (a home with two kitchens and five bathrooms will take longer to inspect than a two-bedroom, one-bath home)
- Foundation type (crawlspace homes take longer to inspect than slab homes)
- Garages or outbuildings to be included in the inspection
- Extra inspection services (radon testing, sewer scope inspection, aging-in-place inspection)
While it's never a perfect formula, we try to estimate how long it will take to perform an inspection and how long it will take to complete the inspection report when determining an inspection fee. That estimate is based on the factors outlined above. As a result, inspection fees may vary widely between properties.
How Much Do We Charge For Inspections?
As of 2025, our base fee for a home inspection is $400. Larger homes will cost more, as will older homes, as both generally take longer to inspect. Extra inspection services, like radon gas testing or sewer scope inspections, also cost more as they require more time. Radon testing, for example, requires two trips to the property as radon testing takes at least 48 hours to complete.
Why Does An Inspection Cost So Much?
A professional property inspection company has many of the same expenses as other professional service businesses. We need to pay for a variety of business expenses like insurance, professional membership dues, ongoing training, equipment (purchases and maintenance), travel expenses, and more.
We try to keep our inspection fees reasonable while still charging enough to cover our expenses and allowing us to continue operating the business.
It may be worth noting too that the fee charged by your home inspector is likely modest compared to some of the other professional fees that arise during a real estate transaction.
