The property inspection process is one that many people experience only a few times and the inspection industry has changed considerably over the past few decades. The short answer is that it depends, but is usually longer than expected. We frequently encounter situations where a real estate agent has told a seller that the inspection should only take two hours. In reality, we have never completed a full inspection in two hours or less.
How Long Does a Wyoming Home or Commercial Property Inspection Take?
A typical home inspection usually takes about four hours. Some home inspections may be a bit faster at about three hours, while others may take a bit longer at five hours or more.
A typical commercial property inspection usually takes between four and six hours, but may take quite a bit longer depending on the property and the scope of the inspection.
In reality, there are many factors that affect the amount of time required to perform a thorough property inspection.
What Factors May Cause a Longer Inspection Time?
The age of the home or commercial building almost always affects how long it takes to perform a property inspection. As a general rule, older buildings tend to have more defects that need to be documented.
Older homes and commercial buildings are more likely to have sustained water damage over the years due to poor water management and drainage. Older buildings also are more likely to have defects in the electrical and plumbing systems. Each of these defects must be identified by the inspector and then documented.
Newer homes, by contrast, may not have as many defects that need to be documented. This may lead to a shorter inspection time.
The size and features of a home or commercial property also affects the time required for a thorough inspection. The square footage of a building, the number of bathrooms (and kitchens), and the number of outbuildings that may be included in the inspection all affect the time that it takes to perform the inspection.
Why Does a Home or Commercial Property Inspection Take So Long?
It takes time to inspect the many systems that make up a modern home or commercial building. During an inspection, we look at all visible components of the home or building from the foundation to the roof, including electrical, plumbing, HVAC, windows, doors, and more. We never want to rush through an inspection because we believe that our clients deserve the most careful inspection that we are able to provide.

Documenting these details takes time, but we think it is time well spent as it allows us to provide our clients with the information that they need about the home or commercial property.
Finally, the time spent at the property is not the complete time that it takes to perform an inspection. Following the inspection at the property, we spend more time back at the office reviewing and completing the inspection report.
