Aging-In-Place inspections help to identify possible challenges or impediments to independent living at home as people age.
Aging in place is a strategy to help facilitate people being able to remain at home - in their own homes - for as long as possible while avoiding being dependent on others due to declining health and mobility. While the primary focus of aging in place may be on aging homeowners, it also provides value to younger people who are experiencing mobility or other health issues due to illness or injury.
The unfortunate reality is that many homes are not designed well for anyone with mobility issues (perhaps requiring the use of crutches, a walker, or a wheelchair), or for anyone with other health challenges like visual impairment or balance problems. Aging-In-Place inspections are intended to identify potential problem areas in the home that can be corrected or improved in order to make it possible for people to remain in their own homes.
As home inspectors (Robert is a Certified Aging-In-Place Professional), we are able to carefully inspect your home with a focus on identifying things that may present risks or limitations to homeowners who are aging. Once we have inspected your home, we will provide you with a detailed report outlining modifications or improvements that you may wish to consider making to the home in order to keep it as safe and accessible as possible.
In many ways, the recommendations included in an Aging-In-Place inspection report are "best practices" that would be featured in any quality senior housing or assisted living facility since these facilities are designed for older people who may have a variety of physical limitations. Most homes in America, however, are designed for residents who do not have physical limitations.
The best time to have an Aging-In-Place inspection performed is before you need it. The earlier you have an Aging-In-Place inspection performed on your home, the more time you have to make any desired modifications or improvements to the home before they are necessary.

What's Included in an Aging-In-Place Inspection?
We will look at many aspects of your home and property during an Aging-In-Place inspection. A sampling of the things we will inspect include:
- Exterior (yard, driveways, sidewalks, stairs or ramps, lighting, and more)
- Entryway
- Appliances
- Kitchen
- Bathroom
- Plumbing
- Electrical
- Flooring
- Hallways
- Heating, Ventilation, and Air Conditioning
- Storage
- Windows
An Aging-In-Place inspection is comprehensive, but it is also limited in scope. In other words, an Aging-In-Place inspection focuses on areas of concern for residents who are now experiencing or who may experience declining health and mobility. An Aging-In-Place inspection is not a full home inspection. This is reflected in the modest fee.
We do recommend considering a full home inspection in addition to an Aging-In-Place inspection. A full home inspection on your existing home will allow you to be aware of any current or developing problems that need to be addressed so that you can plan and budget for these repairs or improvements. We do offer a discount when you schedule a full home inspection and Aging-In-Place inspection together.
